Dynamic expansion of airports in Poland

More and more flats being built in Poland
Fifty percent more flats were completed in September this year than twelve months previously.

In the first nine months of 2005 more than 76,000 new units were built. Most of them, almost 44,000, were projects initiated by individual investors, who completed 5 159 flats in September 2005, i.e. 20.8 % more than a year ago and 5.9 % up on August.

There are several reasons for the rise in the number of newly built and sold flats. The first is the increase in Poles’ purchasing power as a result of greater access to credits. Today loans can be obtained more quickly because banks are employing more flexible procedures and place fewer demands on borrowers. This means that people, especially the younger generation, which until recently would not even consider the idea of buying a flat, are now deciding to do so more and more often. The present boom is also favoured by falling interest rates for credits.

Secondly, we are also dealing with a new phenomenon, i.e. purchasing flats for investment purposes. People are buying into real estate today hoping to take advantage of the economic situation and invest their capital for profit. With this goal in mind they are taking out credits to purchase one or several flats in order to sell them off later at a higher price.

Foreigners are also playing their part in the market boom. They are dominated by the Irish, Italians and Spaniards, but the number of willing buyers from abroad is growing steadily. However, the majority are buying flats in Poland because they remember the dramatic rise in property values in their own countries after they joined the European Union. Real estate prices will certainly climb steadily higher and higher. For example, apartments in the city centres of Madrid or Dublin today do not go for less than €6,000 a metre.

Furthermore, investments in Polish real estate now offer a higher profit margin than bonds or investment funds in the “old” EU states.
